Simon Edwards

Simon Joined McCartneys LLP in October 2009 and currently undertakes professional work from Brecon, Hay on Wye and the Llandrindod Wells Offices of McCartneys. Simon is a graduate of the University of Manchester, a post graduate of the University of Reading, a Member of the Royal Institution of Chartered Surveyors (MRICS), a Member of the Institute of Revenue, Rating and Valuation (IRRV) and a RICS registered valuer. Simon began his surveying career working for the Estates Department of Powys County Council undertaking a wide range of estate management activities. In October 2009 Simon joined McCartneys LLP to work as part of the professional team in Hay on Wye & Brecon and has since specialised in the sale and letting of all types of residential, commercial and agricultural property. His other specialisms include Compulsory Purchase & Compensation, Planning Matters, Business Rating, Landlord & Tenant Matters and Valuations for Probate, Security and Taxation. Simon is married and living in Llanfrynach near Brecon and takes a keen interest in local life and is a keen all-round shooter when he gets the chance.

Debbie Anderson

Debbie has had a long and successful career in the Estate Agency, starting in 1986 with an independent firm in the West Midlands. Her journey led her to Shropshire in 1998, where she joined McCartneys in 2002 to lead the Residential Sales Department in Ludlow. Over the years, Debbie has played a crucial role in the day-to-day operations of the Ludlow office, ensuring customers receive the highest levels of service. With a wealth of experience in the property market, Debbie is well-equipped to advise clients on all aspects of buying and selling homes. Her commitment to professionalism is reflected in her membership with the National Association of Estate Agents and the Association of Residential Letting Agents. Recognizing her contributions, Debbie became a Partner at McCartneys in 2006. The Ludlow office’s dedication to excellence was highlighted in 2023 when they were awarded the Gold Winner Estate Agent in Ludlow by the British Property Awards. Debbie expressed pride in her team’s accomplishments, emphasizing their commitment to excellent customer service. Outside of work, Debbie resides in Leominster and enjoys activities such as walking, gardening, and reading. Her passion for real estate and commitment to customer satisfaction have undoubtedly contributed to her long-standing success in the industry.

Jeff Williams

Jeff joined McCartneys in September 1996 after completing a 3-year course at The University of West England in Bristol, where he gained an Honours Degree in Valuation and Estate Management. Jeff is a registered valuer with the Royal Institution of Chartered Surveyors and deals with all property related matters. Having been given the task of developing estate agency work within Mid Wales Jeff started in Builth Wells and on the back of McCartneys’ success, he opened the Llandrindod Wells branch in 2001 and in 2007 extended the coverage to Rhayader. Jeff, formerly a keen sportsman who enjoys socialising, grew up on the family farm near Brecon where he now enjoys spending his spare time with his children Nia and Johnny-Gwyn.

Zoe Herbert

Zoe, based and raised in Worcestershire, brings with her a wealth of knowledge and experience in a successful multi-faceted business. Her estate agency career began at Phipps & Pritchard in 2003. She has a deep understanding of the local market and has grown the catchment of the office which sees us working through Wyre Forest, Worcestershire, West Midlands and beyond. Zoe is driven to achieve the best outcomes for her clients and her passion for both property coupled with exceptional customer service really is an excellent fit with the companies core values. She is a Fellow of the National Association of Estate Agents (FNAEA) and is accredited with the Diploma in Residential Estate Agency (DipREA). Zoe heads the Kidderminster Office which operates both residential sales & lettings where her team have won the British Property Gold Award for our local area 2021, 2023 and 2024. We have won awards in both sales and lettings. In her spare time Zoe enjoys walking, entertaining and of course imparts her love for retail therapy on her family.

Nick Millinchip

Nick joined the McCartneys partnership in January 2012 following the merger with Phipps & Pritchard and oversees the running of Stourport-on-Severn Office located in the Wyre Forest district of North Worcestershire. He is a Member of the Royal Institution of Chartered Surveyors (MRICS) and a RICS registered valuer. Nick is an expert property professional with a wealth of experience and knows Wyre Forest, plus the surrounding areas, inside out. Nick started his career in Estate Agency in 1998 at the age of 20 and began work with Stourbridge firm Town & Country. He then moved to Phipps & Pritchard in 2001 and then became a partner of the firm in January 2008. Nick is very well versed at dealing with a broad range of properties and has also developed a particular forte in the sale of new homes/building land. As testament to this he is proud to be the agent of choice for a good many of the local developers. Going hand in glove with this interest, the sale of properties and land by public auction is another key area of work where Nick excels not only through property knowledge but also by having the right contacts, such as specialist support consultants etc, to help deliver the very best advice for clients, with a view to maximising value and opportunity! Nick is a local family man, born in Kidderminster, where he still lives, with Wife, Tina, and Daughters, Paige and Mollie who keep him extremely busy. When the chance permits Nick loves real ale and has a keen interest in modern history, in particular, World War Two.

T. Wyn Jones

Wyn is qualified in both the Rural & General Divisions of the Royal Institution of Chartered Surveyors with in excess of 30 years post qualification experience specialising in the RICS faculties of Residential, Rural & Commercial Property together with Dispute Resolution.

A Fellow of the Royal Institution of Chartered Surveyors (FRICS), a Member of the Chartered Institute of Arbitrators (MCIArb) and a Member of the Expert Witness Institute (MEWI) Wyn is registered by the Royal Institution of Chartered Surveyors as an Expert Witness, Accredited Valuer, Arbitrator, and Independent Expert. Wyn also holds office as a Chair on the First-tier Tribunal Property Chamber, Ministerial appointed Chair (and Governing Council member) of the Welsh Valuation Tribunal and appointed member of both English and Welsh Agricultural Land Tribunals.

Marian Pinches

Marian Pinches

Marian began her Estate Agency career back in 2003 when she joined up with Chamberlaines & Stephens, a local Estate Agent in Church Stretton. In 2007, they amalgamated with McCartneys and in 2011 Marian went on to join the team at the Ludlow office. Her journey then lead her back to manage the Church Stretton office in 2015. She then took an opportunity to manage the Bridgnorth office in 2016, which has gone from strength to strength during her time there. Out of the office, Marian is a proud Farmer’s daughter from South Shropshire who regularly works on both family farms – she has become a pro at being able to juggle regular night shifts lambing and valuing houses! She has three horses (soon to be four!) and 7 dogs!

Joanna Wall

Joanna graduated from Harper Adams University College with a 2:1 Honours Degree in Rural Enterprise and Land Management in 2012, and is a qualified Member of the Royal Institute of Chartered Surveyors (MRICS), an RICS Registered Valuer and a Fellow of the Central Association of Agricultural Valuers (FAAV). She has also sat the exams to become a Member of the National Association of Estate Agents (MNAEA), the Association of Residential Letting and Property Management(MARLA) and the National Association of Valuers and Auctioneers (MNAVA). Having been back at McCartneys since March 2018, and became Associate Partner in January 2021, she is now solely in charge of the Craven Arms office undertaking all aspects of residential sales and lettings, and a wide range of rural professional work to include agency, landlord and tenant matters, agricultural licences, compulsory purchase and compensation, grant schemes, environmental stewardship and subsidies, valuations for a variety of purposes and general practice. Joanna is a local farmer’s daughter hailing from near Bishop’s Castle in rural south Shropshire. In her spare time, she enjoys walking with her beloved Labrador, Gin, traveling and socialising with friends.

Chloe Bishop

Chloe joined in 2021 in the heights of the crazy market and was truly thrown in the deep end having never worked in Property previously. She quickly immersed herself in her responsibilities as a Sales Negotiator, bringing with her exceptional customer service skills and her ability to juggle various tasks seamlessly. Her roles include covering the reception, managing the viewing representatives diaries, booking viewings, buyers visits and arranging the market appraisals and instruction appointments for the listers. Chloe will follow up with the viewers to gain feedback and will be one of the team you speak to when negotiating offers on our properties. With a keen focus on building strong relationships, Chloe maintains open communication with both vendors and buyers, fostering trust and understanding. Chloe is currently undertaking her NAEA level 3 in Residential Sales which just shows her dedication to progressing her role in property and within Phipps and Pritchard. In her free time Chloe enjoys spending time with friends and family, watching live music and enjoying the odd cocktail or 2!

      Melanie started her career in Estate Agency in Shropshire 1999 as a weekend Sales Negotiator.  She managed to work her way up the ladder within various independent and corporate agents, covering Marketing, Land & New Homes, Management & valuing. Having relocated from Shropshire in 2001 Melanie has enjoyed living in Wyre Forest and has now found herself becoming a football mom! When she has any spare time, she enjoys playing netball, cycling, walking the family dog, Teddy. She loves visiting different cities with her partner Richard. She also enjoys watching live music and the odd series of Love Island and Married at first sight!

      Gemma joined our team in June 2004 and has over 20 years’ experience. Gemma has moved through the ranks with Phipps and Pritchard from a Receptionist, Assistant Lettings Manager, Lettings Manager and now becoming Senior Lettings Manager. Gemma has certainly grown with the company and really enjoys overseeing the department and working with an outstanding team. Gemma enjoys her day to day involvement with her clients. She is a family girl who very much enjoys spending time with her husband and her two children. Outside of her busy work and personal life, she always manages to find time to spend with friends socialising and bring joy and laughter to anyone she crosses paths with.

      Tom joined our team in 2012 in the capacity of an Inventory Clerk. Over time, he advanced his career and assumed the role of MARLALettings Manager in March 2019. Tom’s responsibilities encompass overseeing a dedicated client portfolio, conducting property inspections, managing inventories, facilitating final check-outs, and performing rental valuations, all while prioritizing top-tier service delivery to his clientele. Beyond his professional pursuits, Tom indulges in various outdoor activities during his leisure time, including hiking, paddle boarding, climbing, running, and camping.

      Reiss graduated from Oxford Brookes university in May 2023 with a BA Hons degree in Planning and property development. He subsequently joined our team in 2023 working within the Lettings department. Reiss manages a Property portfolio covering rental properties within Wyre Forest, West Midlands, Worcestershire and beyond. Outside work Reiss enjoys a wealth of sporting activities such as football, rugby and rowing. Reiss’ interests also extend to the love of cars, Top Gear and is fanatical about his retro sneaker collection.

        How much will it cost to sell my house?

        There are three main costs

        • Estate Agents fees which are normally based on a percentage of the sale price.
        • Energy Performance Certificate (EPC) – a charge for undertaking the EPC which is required by law to market a home.
        • Conveyancing charges applied by your solicitor for undertaking the legal works for a sale to complete.

        There may be other costs involved depending on what you are selling, for example if you are selling a second home there may be a Capital Gains Tax payment payable on completion of the sale – Your accountant will be able to advise on this point.

        You should also take account of removal fees and mortgage redemption costs if there is one.

        What other costs may I incur when I buy on?

        Depending whether you are in England or Wales you will probably have to pay Stamp Duty or Land Transaction Tax. These are levied against the purchase price, in both scenarios there is an exemption for lower value homes. For more information refer to:

        How long will it take to sell my home?

        This depends on so many factors, many of which are outside the control of the seller or their estate agent. The key to selling in a reasonable timeframe is marketing your home at the correct figure, if it is overpriced then buyers tend to favour alternative properties that represent better value for money. Other factors that influence timings are the overall economy and general confidence within the housing market and of course changes in interest/ mortgage rates
