Property Description
Agents Comments
Number 14 Parkes Quay is a picturesque Grade II Listed, reverse level cottage, nestling within Stourport town centre itself, and also forming part of a Conservation Area. The property enjoys wonderful views over the lock and waterscape, and attractive surrounding homes, also while just 500m from picturesque banks of the River Severn, together with its beautiful meadows and parkland. It is just something so refreshingly different and that is charm. Along with the immediate neighbouring homes, the property was converted from a former boat maintenance workshop in 1998 and now comes to the market for the very first time since. The house would be an ideal main residence but would also be highly suited to those who perhaps have a second home elsewhere, or abroad, and wish to retain a lock up and leave bolt-hole.
This lovely property is truly only fully appreciated by personal inspection and affords well-presented accommodation.
Location
Stourport-on-Severn which is surrounded by glorious North Worcestershire Countryside and yet also enjoys a supreme geographical location between the two important cities of Worcester and Birmingham offering a wealth of both cultural and employment opportunities. The Cathedral City of Worcester is 12 miles to the south also providing access to the M5 Motorway and the incredible 'Second City' of Birmingham is 21 miles north east. Stourport itself is a medium sized town in the district of Wyre Forest with a population of about 20,000 and owes its development to the canal system, as during its industrial past, it was one of the key distributing centres for goods to and from the West Midlands. Naturally, Parkes Quay is intrinsically linked with that history and the road also includes a fascinating restored crane. Present day Stourport is packed with plentiful local amenities and over just the last few years there has been substantial investment in the town's Supermarkets and, indeed, the good local pubs and restaurants!
The Garden Mooring
Garden moorings, allow residents to moor a boat at the end of their garden on a canal or river. Whilst the mooring does not form part of the property’s title/ownership, it has been exclusive right for the current owner by way of an annual permission fee paid to the Canal & River Trust. It is therefore leased, and the current charge, as advised by the vendor, "The mooring fee for my 12m narrowboat is £675.00 PA discounted for electric boat and ‘garden mooring’". To secure the same rights/use going forward, prospective buyers must make their own application to the Canal & River Trust, and satisfy themselves. Another important point to note is that a garden mooring agreement is typically associated with a single residential property, meaning that the mooring is for the sole use of the property owner and their boat, and therefore not be used or rented to another third party.

Agents Note One
Viewers are advised NOT to try and physically access the land to the rear for obvious Health & Safety reasons. If you choose to do so then this is entirely at your own risk. The current owner states he “uses the platform regularly” but he “cannot accept responsibility for anyone else using it to view the land at the back of the house”
Agents Note Two
We are advised that normal letting on an Assured Shorthold Tenancy Agreement is permissible. However, please be advised that Holiday Letting is prohibited. The mooring is NOT included within the property's ownership. Prospective purchasers wishing to 'take it over' must make their own application.
Agents Note Three
We understand that the Silver Birch at the front of the property is not subject to a Tree Preservation Order (TPO). This said, the property is located within a Conservation Area. All trees within Conservation Areas, with a diameter of more than 75 millimetres (at 1.5 meters above the ground), are automatically protected and you must submit a formal notification to the council of any works you intend to carry out to these trees (a Section 211 Notice). With reference to the Wyre Forest District Council website, there is also a group of trees to the rear of the property that appear to be protected by Tree Preservation Order. These trees are on the western boundary. Whether or not these trees actually fall within the boundary of 14 Parkes Quay, or neighbouring land, is unclear, because we have not currently had sight of the actual TPO document itself.
Grade II Listing
The property is jointly Statutory Listed along with numbers 11 and 12 Parkes Quay under List Entry No: 1209471 whereby the Historic England List Entry name is recorded as "Former Canal Maintenance Yard Workshop". Further details can be seen on the Historic England website.
Tenure
Freehold plus service charge. Parkes Quay is a private road and the development is managed by Parkes Quay Management Services Ltd (jointly owned by all the residents). A current service charge of £300.00 per home, per annum, is in place to cover maintenance of the road and communal parts.
