All timber is included in the sale.
Sporting Rights
All sporting rights are in hand and will be sold with the land.

Misrepresentation Act
McCartneys for themselves and the vendors of the property, whose Agents they are, give notice that these particulars, although believed correct, do not constitute any part of any offer or contract, and that all the statements contained therein as to the property are made without responsibility and are not to be relied upon as statements or representations of fact, and that they do not give any representation or warranty in relation to this property. The intending purchaser must satisfy himself by inspection or otherwise as to the correctness of each of the statements contained in the particulars.

Viewing
The land can be viewed at any reasonable time.
Health & Safety
When viewing the property, potential purchasers are requested not to enter the building. The farm building on the property is in a somewhat dilapidated condition and potential purchasers must satisfy themselves as to the value of the building and its condition without entering the same.
Method of Sale
By informal tender.
Ingoing Valuation

Reservation of Rights
In the event that following tenders there are a number which have little difference between them the vendor reserves the right to put the property up for sale by private auction with invitations being delivered to the highest tenderers to attend. The vendors would rather carry out such a process than enter a Dutch auction situation.
Part of Property
Offers for parts of the property will be considered. If potential purchasers are interested in only parts of the property this should be clearly indicated upon the tender form.
Money Laundering Regulations
Upon accepting a tender the purchaser will be required to produce proof of identity and residence for money laundering purposes.
Legal Situation
The property is sold freehold with vacant possession on completion. At the time of marketing however there is a standard grass keep agreement in position which terminates on the 30th of November 2024. Tenders will close before this date but contracts will be signed after it.

PARTICULARS OF SALE
McCartneys are pleased to be able to offer a piece of pastureland with such potential as the land at Burrington. The land has been traditionally farmed and is all devoted to permanent pasture. The agents believe there are a number of SFI actions which would be appropriate to the piece of land in question. It has good public highway access and there is spring water supply on the property. Situated on the property is a general purpose building constructed of timber and galvanised iron which is in a somewhat dilapidated condition. The land is fairly level or sloping and comprises a stiff clay loam soil. It is more particularly described in the following schedule.
