McCartneys

The below documents outline the fees for McCartneys' landlord and tenant services, including costs related to property rentals, management, and tenancy agreements.

Landlord Fees Schedule

Notice to prospective landlords – Confirmation of fees (England)

Tenant Find Service Only – One Months Rent plus VAT

Example – If monthly rental is £650 then our fee to find a tenant would be £780 including VAT

This service includes

• Full marketing and advertising package

• Guidance on legislation

• Producing a full written inventory and photographic schedule of condition.

• Full credit checks/references on prospective tenants

• Drafting of an ARLA tenancy agreement

• Registering the deposit with The Deposit Protection Service

• Check in appointment with tenant

Additional Fees

To serve Section 21 Form 6A notice on behalf of the Landlord£200 including VAT
Hourly Rate for dealing with insurance claims£80 including VAT
Hourly Rate for dealing with Dispute Resolution Service£80 including VAT
End of Tenancy Check out£200 including VAT
To serve a Rent Increase Notice£80 including VAT
Property Inspection if required during tenancy£80 including VAT + mileage
Preparation of a Guarantor Deed£80 including VAT (per guarantor)

Tenant Find and Full Management Service – between 75% and 100% of the monthly rent plus VAT + Management fee of between 10% and 15% of the monthly rent + VAT monthly thereafter

Example – Based upon 75% fee – If monthly rent is £650.00 then our initial fee would be £585 and then 12% of the monthly rent plus VAT thereafter – £93.60 per month.

All of the Tenant Find Only Service plus

• Regular inspections of the property
• The collection and monitoring of rent – please note that we cannot guarantee rental payments however there are providers who offer this type of cover for landlords.
• Arranging and overseeing of maintenance issues.
• End of tenancy check out appointment
• Ongoing guidance on compliance and legislation
• Arranging periodic safety checks.
• Serving Rent Increase and Section 21 Form 6A notices.

Redrafting/renewing tenancy agreements within an existing tenancy£80 including VAT

Notice to prospective landlords – confirmation of fees (Wales)

CONTRACT HOLDER FIND SERVICE ONLY – One Month’s Rent plus VAT

Example – If monthly rental is £650 then our fee to find a Contract Holder would be £780 including VAT

This service includes:

● Full marketing and advertising package
● Guidance on legislation
● Producing a full written inventory and photographic schedule of condition.
● Full credit checks/references on prospective contract holders
● Drafting of an Occupation Contract
● Registering the deposit with The Deposit Protection Service

(Non Managed) Additional Fees

CONTRACT HOLDER FIND AND FULL MANAGEMENT SERVICE – 100% of the first Months rent inc VAT + Management fee of between 10% and 15% of the monthly rent + VAT monthly thereafter

Example: Based upon 100% fee – If monthly rent is £650.00 then our initial fee would be £650 including VAT and then 10% of the monthly rent plus VAT thereafter – £78 per month including VAT.

All of the Contract Holder Find Only Service plus:

● Regular inspections of the property
● The collection and monitoring of rent – please note that we cannot guarantee rental payments however there are providers who offer this type of cover for landlords.
● Arranging and overseeing of maintenance issues.
● End of Contract check out appointment
● Ongoing guidance on compliance and legislation
● Arranging periodic safety checks.
● Serving Rent Increase and RHW16 notices.

Notice to prospective occupation contract holders – Confirmation of fees (Wales)

Notice to prospective occupation contract holders – Confirmation of fees (Wales)

Should you wish to apply to rent a property available through McCartneys LLP before your application can be processed you may need to pay us a Holding Deposit equivalent to one week’s rent for the property you are interested in.

Example – Monthly Rent £500 – Holding Deposit = £500 x 12 ÷ 52 = £115.38

Once we receive your holding deposit, current legislation stipulates that the necessary paperwork should be completed within 15 days or a longer period to be agreed.

If at any time during this period, you decide not to proceed with your Occupation Contract then your holding deposit will be retained by McCartneys LLP. Also if you unreasonably delay in responding to any reasonable request made by McCartneys LLP or you have provided us with false or misleading information as part of your pre application or contract application, or if you fail any of the checks which we are required to undertake under the Immigration Act 2014 then your holding deposit will not be returned.

Each prospective Contract Holder will be required to complete an Application form which will then be passed to Rightmove Referencing Service. This reference will check your credit history, confirm details of your income and where applicable obtain references from your current landlord. Please note that submitting an application does not automatically mean you will be accepted for the property, the status report will be passed to the landlord for a final decision.

If the Landlord decides not to offer you a contract for reasons unconnected with the above, then your Holding Deposit will be returned within 7 days. Should you be offered and you accept a contract with our Landlord then your Holding Deposit will be credited to the first month’s rent due under that contract.

If your application is successful, then a Deposit equivalent to five weeks rent will be payable to be held by the Deposit Protection Service together with the first month’s rent in advance.

These will need to be cleared funds on or before the commencement of the Occupation Contract. Please note that all Occupation Contracts are for a minimum period of six months.

If you are considering sharing a property, please note that all parties named on the Occupation Contract are jointly and severally liable to comply with the stated terms within the agreement.

Tenant Fees Schedule

New Assured Shorthold Tenancies (ASTs) Signed on or after 1st June 2019

Holding Deposit (per tenancy)

One week’s rent. This is to reserve a property. Please note: This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement(and/or Deed of Guarantee) within 15 calendar days(or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy, Rent under £50,000 per year)

Five week’s rent. This covers damages or defaults on the part of the tenant during the tenancy.

Security Deposit (per tenancy, Rent of £50,000 per over per year)

Six week’s rent. This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Keys(s) or other Security Device(s)

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenants, landlord and other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15.00 per hour (inc.VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of Contract (Tenant’s Request)

£50 (inc.VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenant’s Request)

£50(inc.VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-To-Rent checks, Deposit Registration as well as the preparation and execution of new legal documents.

Early Termination (Tenant’s Request)

£300 (inc.VAT) Should the tenant wish to leave their contract early, they shall be liable to the Landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.
